How much does a roof restoration cost in Melbourne?
It depends on the size of the roof, the pitch, access, the condition of the tiles and the amount of repair work. As a general guide, most complete tile roof restorations fall between $7,500 and $15,000. Every roof restoration starts with a video inspection and fixed upfront pricing, and sometimes a more budget-friendly Functional Fix is the better option.
Is a roof restoration worth it?
Often, yes. When the roof structure is sound, a roof restoration is a cost-effective alternative to a full replacement: it improves the look of your roof, fixes maintenance issues and extends its life. For a lower budget, our Functional Fix does the repairs that make the roof watertight without the cost of roof painting.
Does roof painting stop leaks?
No. Roof painting alone does not stop leaks. Leaks come from broken or slipped tiles, deteriorated mortar, rusted valleys, damaged flashings or drainage problems. We complete the roof repairs, rebedding and repointing first so the roof is watertight before any roof coating goes on.
Do I need a full roof restoration or just roof repairs?
Not always a full roof restoration. If your roof is generally in good condition, targeted roof repairs such as broken tile replacement, rebedding, roof repointing or valley repairs may be all it needs. A full tile roof restoration suits roofs with widespread wear, ageing coatings or multiple defects. We'll recommend repairs, a Functional Fix or a complete roof restoration after the inspection.
Do you restore concrete and terracotta tile roofs?
Yes, both, but the process differs. Concrete tile roof restorations often include repairs, rebedding, repointing, roof cleaning and premium roof coatings. Terracotta tiles typically don't need painting: a terracotta roof restoration is usually a pressure clean, repairs, rebedding and repointing, with chemical treatment for moss, lichen and staining where required.
How long does a roof restoration last?
A professionally completed roof restoration can last 10 to 15 years or more, depending on the roof's condition, the materials used and ongoing maintenance. Eligible works carry our 10-Year Workmanship Warranty, and the roof paint carries its own manufacturer warranty of 10 or 15 years depending on the product you choose.
Can a roof restoration fix roof leaks?
Yes, many common roof leaks, as long as the source is found and repaired as part of the roof restoration: cracked tiles, deteriorated mortar, rusted valleys, damaged flashings or blocked drainage. If the leak comes from roof design or drainage, we'll tell you and recommend the right long-term fix.
